Broadview Real Estate has unveiled plans for O27, a 32-story office tower set to rise at 4701 Westheimer Road in Houston’s River Oaks area. Designed by STG Design, the building will span over 520,000 square feet, blending landmark architecture with hospitality-inspired amenities. This project marks a significant addition to Houston’s skyline, reflecting Broadview’s commitment to creating enduring civic landmarks.
The tower’s name, O27, is a nod to Houston’s 77027 ZIP code, a shorthand familiar to locals. It will neighbor the River Oaks District and the upcoming luxury hotel, The Greenleigh. Completion is expected in 2028, positioning O27 as a gateway to one of Houston’s most prestigious neighborhoods.
A New Standard for Houston’s Office Market
According to Anish Bavishi, Managing Director of Broadview Capital, “Growing up in Houston, we were inspired by buildings that made a statement about what this city could become. With O27 and the help of STG Design, we set out to create something that honors that legacy while looking forward.” This sentiment shows the project’s dual purpose: to pay homage to Houston’s past while envisioning its future.
Distinctive Design and Amenities
O27’s design stands out with its sinuous form, a departure from traditional rigid office structures. The tower features a textured geometric façade of triangular glass panels, creating a shimmering exterior that changes throughout the day. This dynamic appearance is intended to reflect Houston’s lively energy and innovation.
The entrance and lobby, designed by Design ALT + TAB, extend the building’s fluidity. A motor court with a fiber-optic canopy and a cascading water wall sets the tone for a hospitality-like experience. These elements are designed to create a welcoming and immersive arrival sequence for tenants and visitors alike.
Inside, a suspended sculptural installation mimics Houston’s waterways, while a flowing floor pattern connects the ceiling and ground. At night, points of light across the ceiling evoke the city’s Space City identity. These design choices reflect a deep connection to Houston’s cultural and natural environment.
The tower also prioritizes workplace flexibility, offering outdoor gathering spaces and premium amenities to support collaboration and wellness. This focus on flexibility aligns with the evolving needs of modern businesses, ensuring O27 remains relevant for years to come.
STG Design utilized a computational design process to refine the tower’s geometry, ensuring both aesthetic appeal and structural efficiency. This approach resulted in a building that appears fluid yet remains grounded in practical design principles, balancing artistry with functionality.
